What is IR Thermography?

IR Thermography is a newer, non-invasive technology that uses infrared cameras to detect concerns that are not otherwise visible to the naked eye. In many cases an infrared camera has the ability to show exactly where problem areas are quickly and easily. When it comes to issues in your home (or in a home that you want to buy), you don’t want to play a guessing game or have to wonder if something was missed.

How Do Infrared Cameras Work?

Infrared cameras are no-contact instruments that detect differences in temperature of building surfaces and electrical equipment. Infrared thermography visualizes temperature variations related to heat and moisture by scanning the interior and exterior surfaces of the home. When there are differences in temperature, it is a sign that something may be wrong and needs attention. IR cameras do not see through walls or ceilings – they display color images based on surface temperatures.

On the IR camera display, warm surface temperatures show up as bright colors, as compared to cool surface temperatures, which show up as dark colors. The qualified home inspector will know which images are typical and which need to be investigated further.

Leaky roofs, for example, can do quite a bit of damage before they may be able to be seen by the naked eye in a visual inspection. If you have a thermographic inspection done though, this can help detect problem areas before they become too costly to repair. In some cases, roof damage can become so extensive, that the whole roof would need to be replaced. As with anything, repairing is usually more cost effective than replacing. This type of inspection enables us to catch many problems, like a leaky roof before it gets out of control.

Another great benefit of using this technology is that enables the home inspector to indirectly view areas that may not be accessible otherwise. If your home does not have an attic for example, with infrared imaging the inspector may still be able to identify attic insulation and moisture issues.
